Your Job in 2027: How AI Is Rewriting Four Core Roles
Track 2
Palazzo C
Every real estate organization runs on four critical functions: the acquisition specialist who sources and underwrites deals, the asset manager who maximizes portfolio performance, the property manager who runs the physical asset and its operations, and the senior executive managing client and tenant relationships at scale. AI is changing all four — but not equally, not at the same speed, and not in the ways most operators assume. This panel brings together four senior practitioners who run these functions at organizations ranging from data-driven emerging platforms to 130,000-unit property management operations to the largest real estate services firm on the planet. The question is not whether AI changes these roles. It already has. The question is: what specifically disappears, what evolves into something more strategic, and what becomes more human — not less — over the next three years?

If AI Commoditizes Leasing, What Makes You Different?
Track 2
Palazzo C
AI is flattening the renter journey. Same chatbots, same instant tours, same AI-surfaced search results — and when every operator runs the same stack, renters lose the ability to tell anyone apart. If the experience is identical everywhere, what is a property management company even for? This panel takes that question seriously. The operators pulling ahead won't be the ones with the most AI. They'll be the ones who know exactly where to put a human back in. Panelists will get specific about where automation earns its keep — speed, availability, discovery, AEO — and where a real person changes the outcome: the tour that closes, the objection that gets handled, the renewal that almost didn't happen. The future of leasing isn't fully automated. It's deliberately human in the places that count.

The Industrialized Construction Scale Gap
Innovation Stage
Innovation Stage
Industrialized construction is a hardware-plus-real-estate business being funded like software. Traditional VC return profiles, time horizons, and risk tolerance don’t match how IC companies actually scale: factories take years to ramp, projects need project finance, off-take demand is regional, and unit economics improve with volume, not quarters. We’ve seen this story before. Climate tech mapped its “scale gap” — the chasm between early VC and infrastructure capital that strands deep-tech companies precisely when they need patient capital most. IC is in the same place, and the next wave of failures (and breakthroughs) will be decided by who shows up with capital that fits. What does the right capital stack look like for companies in the industrialized construction space?

This session cuts through the noise to focus on real examples of companies achieving radical transformation through AI adoption, and how it affects NOI. We’ll examine how the combination of chat and agentic AI is changing what operators can know about residents, how that changes decisions and removes friction in ways legacy software cannot. This shift has profound implications, not just for operators, but for tech investments, as AI-first design collapses traditional software categories, reshaping competitive moats, and changing how value is created and captured.

Unlocking the Retail Investor: How Real Estate’s Next Growth Wave Isn’t Institutional
Track 3
Palazzo B
Institutional capital has dominated SFR and multifamily for the last decade — but the next wave of growth in residential real estate may come from a different place entirely: the retail investor. From self-directed IRA buyers to DSCR-lending-fueled landlords acquiring their third rental, retail investors are quietly reshaping deal flow, asset pricing, and how operators think about acquisition pipelines. They are the fastest-growing segment in the asset class, and the platforms built to serve them are scaling faster than almost anything else in proptech. The momentum is not only market-driven. A shifting political and administrative environment — focused on expanding access to wealth-building through real estate, reducing institutional concentration in single-family markets, and creating policy pathways for individual ownership — is adding new tailwinds to this cohort. Retail investors are increasingly positioned not as a problem to solve but as a policy solution: the distributed individual owner as a counterweight to institutional dominance in housing. This panel brings together the platforms, lenders, Insurtech, and software companies actively building the retail investor stack — and asks what it means for the built world ecosystem when millions of retail investors gain access to tools previously reserved for the top of the market. What underwriting, insurance, and operational models hold up when the customer has 8 properties instead of 8,000? And what does it mean when the platform that serves the retail investor is also the platform that created them?

Rebuilding the Operating Model: How Leading Owner/Operators Are Redesigning Multifamily from the Inside Out
Track 2
Palazzo C
The operating model you inherited was built for a different decade, and the operators in this room are tearing it down. This is not the technology session. It's the org chart, the roles, the span of control, and the payroll-per-unit math that decides whether the redesign works. Mike Brewer moderates a peer-to-peer forum with owner/operators rebuilding multifamily from the inside out, skipping the highlight reel and going straight to the failure points. Come see whose blueprint holds.

Owners are asking a sharper question than whether to centralize. They want to know why they are paying asset management and other fees at all, and what changes when those functions come in-house. This panel puts operators and a major third-party manager on the same stage to work through the real math of internalizing versus paying for scale, and where each one actually protects NOI.

Built for Someone Else: How Real Estate Products Are Finally Catching Up to the Retail Investor
Track 1
Palazzo D
Real estate technology was built in two directions — and both missed the same person. Institutional-grade platforms were engineered for operators managing thousands of units: robust, expensive, and completely inaccessible to a landlord with five homes. Consumer-facing products — home warranty, mortgage, maintenance — were designed around the owner-occupant, the person who lives in the house they bought. And agent-facing platforms built for the top-producing team assumed the end client was a buyer or seller, not a retail investor building a portfolio.
Neither cohort was the retail investor: the individual or small partnership owning 1 to 50 rental properties, running a real business, but with none of the infrastructure of an institution and none of the simplicity needs of a homeowner. That gap is closing — but slowly, and often reluctantly.
This panel brings together executives from companies whose core product was built for someone else, who are now actively rethinking their roadmap, distribution model, and unit economics to reach a cohort growing faster than any other segment in residential real estate. Where does the consumer mortgage product evolve when the borrower is running a portfolio, not buying a home? Where does the homeowner warranty product break down when there is no owner-occupant? And who ultimately wins the platform war for this retail investor cohort’s wallet?

The Maintenance Tech Stack Reset: Less Friction, More NOI

Maintenance tech only earns its place if it makes the work easier in the field and proves itself in the numbers. We'll get specific on four things: what to cut from your stack because it only adds friction, what to add in the next 90 days that saves time or money and how to prove it, how to get clean notes and photos on every work order without chasing anyone after the fact, and what slows turns down most along with the fastest fix to move units faster.

Behind the AI hype are operators quietly using it to solve real problems, from cutting delinquency and auditing every lease to capturing the institutional knowledge that walks out the door when someone retires. This panel digs into what those teams actually built, why some bought and trained an off-the-shelf tool while others co-built their own or skipped AI altogether, and how to tell which approach fits the problem in front of you.

To DIY or not To DIY with AI
Track 2
Palazzo C
Every owner and operator is exploring AI’s capabilities and the potential use in their organization. Some are exploring the opportunity to replace existing enterprise applications with the goal of reducing costs or internalizing technology. AI provides many opportunities to gain efficiencies and expand analytical capabilities to a degree never seen in our industry, but can be a very slippery slope without extensive enterprise platform and data security knowledge, and often overlooks the ongoing cost to maintain and update.
Our goal with the panel is to highlight opportunities with examples from each of the panel members, make people aware of the security, hallucination and integration concerns that may arise and highlight ongoing cost of “easily” developing a platform (sort of an extended buy versus build discussion that will touch on the concept of tokens). We would like the panel to be positive towards the use of AI, as it is the present and the future, but also create awareness around the pitfalls and why some things are better left to technology-focused teams.

Gigafactory or Microfactory For Cheaper Housing
Track 3
Palazzo B
What is the path to cheaper housing construction? After centuries of attempts, 30-plus prefab ventures since the 1970s, and billions invested, offsite construction has never beaten the cost of framing a house by hand. Our debate asks whether that's a failure of execution, where a better centralized factory model finally cracks the cost problem, or is a failure of the model itself, where the future belongs to a shippable microfactory that moves to the jobsite instead of trucking bulky panels from a distant plant.
