Real estate technology was built in two directions — and both missed the same person. Institutional-grade platforms were engineered for operators managing thousands of units: robust, expensive, and completely inaccessible to a landlord with five homes. Consumer-facing products — home warranty, mortgage, maintenance — were designed around the owner-occupant, the person who lives in the house they bought. And agent-facing platforms built for the top-producing team assumed the end client was a buyer or seller, not a retail investor building a portfolio.
Neither cohort was the retail investor: the individual or small partnership owning 1 to 50 rental properties, running a real business, but with none of the infrastructure of an institution and none of the simplicity needs of a homeowner. That gap is closing — but slowly, and often reluctantly.
